Updates on Swedish housing market: summer 2026 edition

At the start of 2026, experts predicted a growth spurt in Sweden’s housing market driven by decreased first installment rules. Fast forward to mid-year, and latest reports from branch experts tell a different story.

Apartment prices in Sweden fell by 4.6% in July compared to the previous month, while house prices declined by 1.4%.
Housing prices across Sweden declined by 2.4% in July. Greater Stockholm saw the sharpest drop in apartment prices, down 7.1%, a decline that though does not reflect the situation in the central Stockholm.
SBAB Chief Economist Robert Boije says the fall is unusually large for the summer season, even after seasonal effects are accounted for.
He even rules out broader macroeconomic factors, as such factors would likely have had a similar effect on house prices.
Skandiabanken recently raised the interest rates on loans fixed for 1-5 years by 0.19 -0.25% and economists within the branch predict that other banks might follow its lead.
While fixed mortgage rates respond to market movements, variable rates are closely tied to the Riksbank's key interest rate.
The latest decision from the Riksbank came on August 20 and experts were right to believe that key interest rate will remain unchanged.

Too soon to say that the market is falling
Despite the price decline in July, Stockholm and Malmö remain the regions where housing prices have fallen the least since the market downturn began in spring 2022.
However, experts caution that it is still too early to draw any conclusions before the August figures are released, as August is typically a busy month for the housing market with people returning to work or studies and deciding to move.
